The County Clerk is the official registrar of land-related legal documents, such as deeds, mortgages, satisfactions of mortgages, judgments and liens. A search of our land records dating back to 1791 can be done in our office or online. To apply for access to our online records, go to Saratoga County, NY – SearchIQS and click on See Subscription Plans/Create an Account. Fill out the required fields and click Sign Up.
Twice a year, in March and September, Saratoga County holds an auction for delinquent property tax parcels. The list of properties is made available to the public approximately three weeks prior to the auction and is advertised in the Daily Gazette and the Saratogian.

All mortgages related to land in Saratoga County are recorded in the Saratoga County Clerk’s Office. Mortgage instruments must include all mortgagors and mortgagees, the new tax number, address, legal description of the property and the type of dwelling. Applicable mortgage tax is also due at time of recording.
Saratoga County Real Property allows access to an online database that incorporates all real property information. This database gives people the ability to view tax maps, compare assessments and sale prices to similar properties, and view County tax information.
